Having a Lease Deed Registered? Find this checklist to ensure you have all things ready before you sign the deals. For Individual Owner: ID card of the Owner. Preferably Aadhar card. But passport, driving license, PAN card all work. 2 passport size photographs of the Owner. If more than 1 Owner then 2 photos of each Owner. Ownership proof. Sale Deed/ Conveyance deed but not electricity bill etc. (very often forgotten.) For Individual Tenant: ID card of the Tenant. Preferably Aadhar card. But passport, driving license, PAN card all work. 2 passport size photographs of Tenant. If more than one Tenant then 2 photos of each Tenant. Where Owner is a Company: PAN card of Company. Copy is fine but carrying original is better as registrar can insist. Board resolution authorizing the person signing as authorized signatory. Even if director in Company, this is needed. I say finding the right properties and not property because one must have at least 2-3 in hand when negotiating, otherwise it gets very tight and pressurizing for oneself when negotiating. Of course at times it is not possible due to a very particular strict criteria or limited availability, but one must always try to have more than one shortlisted. Your broker will help you locate the property but you need to make sure you fully describe what you want to your broker. Also you should explain why you want those things. That helps the broker find alternate solutions that you may not have thought of. For example if you just say that �We want a ground floor only�, he will try to locate only Ground Floors for you which are scarce and you get fewer options. But say you want a Ground Floor because the Balconies for Ground Floors are bigger. Now having explained to your broker that you need a bigger balcony so that you can sit outside and sip tea in morning with family, he may have properties

Hello and welcome to yet another blog that will make many disagree and hate me! Hopefully some will agree. The property market had gone up dramatically in the past 15 years or so (been slow past 3 years now), and there�s various theories why this happened. There is a demand and supply theory. Increasing population, easy loans, rising middle class, better infrastructure etc. All valid. Then there is the theory that India is becoming a �super power� in the long run and so the amount of money flowing in from all around the world is making it go up. That may make some sense too. High inflation has also led to increase in prices. Surely.

Hi All, Are school facing properties bad? Answer is Yes and No. Yes because there�s a lot of rush and jam at 1:45-2:45 pm when the school ends (that�s the usual time). Also in the morning many cars come and go but it�s not usually at the same time so it�s not that bad. In the afternoon parents come or send their cars to pick kids 10 minutes before school ends and the cars leave around 30 minutes after school ends so that creates a rush. But there are more things to it. Usually the school boundary acts like an extra space for residents to park their cars in the evenings. That�s a big plus for people in Delhi. Plus a school has a large open area around it which gives more breathing space and a feeling of openness.
