This beautiful cottage in Berkshire is believed to have been built around 1730 and has a number of old and more recent additions. The property was suffering from external and internal cracking throughout. Much of the cracking had been caused by differential movement. This occurs when different sections of the building, in this case, later additions, are built on separate foundations. There can be a difference between the rate and the amount that the foundations settle, which causes separation and cracking between the walls.

The Challenge ASRS was consulted to conduct a wall tie investigation at a large commercial property, which showed no obvious signs of movement except for one masonry panel that had leaned outward by 80mm at the top. After an extensive survey, it discovered that the inner and outer leaves of the masonry lacked sufficient wall ties to connect the two skins effectively. The Solution ASRS performed numerous tests and endoscope surveys to evaluate the existing ties. Pull-out tests were conducted on various remedial wall ties, with the Helifix resi-tie yielding the best results, achieving pull-out ratings of over 2.5 kN. The masonry drilled using only a 12mm hole, and the tie was installed with portable drills, followed by resin fixation on the outer leaf.

Window replacement for Norwich Council

As you are probably aware all social housing is to be brought up to the Decent Homes Standard by 2010. Norwich City Council approached ASRS, who were contracted to Lovells Partnership, to help carry out their window replacement program. Property Defect Due to the existing ground floor bay window being load bearing, the window replacement could not be carried out until the masonry above had been stabilised. Solution Using Helifix masonry beams, wall ties and stainless steel threaded bar, ASRS were able to fully stabilise the masonry above enabling the replacement of the bay window.

ASRS were called in to provide a specification and repair scheme to part of a castle that is suffering from subsidence. The cause of the problem could not be ascertained until a full soil investigation had been completed. ASRS carried out 2 No trial pit and 2 No bore hole inspections to obtain an accurate site investigation to enable ASRS to specify the precise solution for this project. The soil investigation showed that tree roots were present along with insufficient foundations to the affected area. Our engineer the used the patented Helicap programme to design a repair solution.

Choose the Best Lateral Restraint - Bowed Walls Structural Repair Services

ASRS Ltd uses lateral restraint wall ties to connect masonry to floor & ceiling joists, effectively securing both together. The process involves drilling a hole in the masonry, aligned with the timber joists. The leading edge of the restraint tie, shaped like a drill bit, cuts into two and more joists as it is installed. The masonry end is then fixed with resin, creating a solid bond. Finally, the hole is filled with a colour-matched mortar to achieve an invisible finish. Additional repair methods, such as crack stitching and bed joint reinforcement, may be needed to address cracks and reinforce the masonry. Bowed walls and outward movement are often due to weak construction and insufficient connection between the masonry and joists. This lack of lateral support is a common problem in older buildings, often seen in the form of bowing or bulging walls.
